The Truth About Concrete Moisture & Damp Proof Membranes (DPM)

Before investing in any resin floor, understanding what is underneath your concrete slab is critical. A huge percentage of UK residential garages lack an under-slab Damp Proof Membrane (DPM). Here is how rising moisture impacts your choices:

Scenario 1

Direct Application (No Moisture Primer)

Lifespan: 6 months to 2 years

If you buy the "best" polyaspartic or commercial-grade epoxy and roll it directly onto a bare, non-DPM concrete slab, it will fail rapidly.

The Mechanism: As moisture rises and hits the bottom of the airtight resin layer, it creates osmotic blistering. You will start to see tiny, fluid-filled bubbles forming in the floor.
The Failure: Within a year or two—especially after a wet British winter when the water table rises—those bubbles will crack. When you park a car on it, the combination of trapped moisture underneath and the heat from your tyres ("hot tyre peel") will pull the resin off the floor in massive, ugly chunks.
Scenario 2

The Remedial Route (Using a Liquid Epoxy DPM Primer)

Lifespan: 5 to 10+ years (But it’s a gamble)

To make resin work on a non-DPM floor, professionals use a specialized Liquid Epoxy Damp Proof Membrane (such as Watco Epoxy DPM or Resbuild DPM) as a primer basecoat before applying the final decorative resin. These are 100% solids epoxies specifically engineered to tolerate damp concrete and physically suppress vapour up to 98% Relative Humidity.

The Success: If the concrete is mechanically ground open and this heavy-duty DPM primer is applied perfectly, the system can easily last a decade or more.
The Catch (Hydrostatic Pressure): The liquid DPM itself won't fail, but water always wins. If your garage sits at the bottom of a slope or the local water table rises significantly, the hydrostatic pressure can become so violent that it actually breaks the microscopic top layer of the concrete itself, popping the resin off with concrete dust attached to the back of it.

When Are Interlocking Modular Tiles Effective?

Interlocking PVC and Polypropylene modular tiles become the absolute best and most effective solution when liquid resin coatings carry too high of a damp risk. They are ideal if:

⚠️ The Flooring Rule of Thumb

If your garage floor regularly looks dark and damp, or if you leave a rubber mat on the floor for a week and find a puddle under it, do not use a liquid resin. The moisture level is too high, and you will waste thousands of pounds. Choose interlocking modular tiles instead!

How long does installation take?
Most residential garage floors are prepped using industrial dustless diamond grinding and fully coated within 1 to 2 days. Polyaspartic coatings cure rapidly, allowing light foot traffic within 6 hours and full vehicle parking within 24 to 48 hours.
Will hot car tyres peel the resin coating?
No. Unlike cheap DIY store paint kits, our commercial-grade polyaspartic and industrial epoxy resins lock mechanically into the concrete pores after diamond grinding, making them completely immune to hot-tyre pickup.
How do I know if my concrete floor has damp?
During our free site visit, we use professional moisture meters to test your slab. You can also test it yourself by placing a 2ft heavy rubber mat on the floor for 5–7 days. If condensation or dark patches form underneath, your floor has moisture coming up.
Are interlocking PVC tiles better than epoxy?
If your garage slab lacks a Damp Proof Membrane (DPM) or suffers from severe moisture, interlocking tiles are superior because they "float" above the slab, letting moisture evaporate without bubbling or peeling. If your floor is dry, polyaspartic resin gives a completely seamless, liquid-proof finish.
